  • Second-Hand Market: The secondary housing market is experiencing a rebound, with sales in Shanghai reaching nearly 30,000 units in December 2024, the highest in over three years. This uptick suggests growing buyer confidence and liquidity in the market. 

  • High-End Segment: The luxury residential market is notably active, with Shanghai accounting for over half of China’s sales of homes priced above RMB 30 million in 2024. Approximately 80% of these transactions were for newly built properties, indicating strong demand for premium real estate.

  • Eased Restrictions: Shanghai has relaxed home purchase requirements for non-local residents, reducing the mandatory social security or tax payment period from three years to one.   1. Labor Contract to prove you are working in Shanghai at least 1 year

  2. Taxes receipt or social security insurance to show you paid at least 1 year

  3. Work permit and Residence permit
